SHPR merupakan survei triwulanan terhadap sampel pengembang proyek perumahan (developer) di Provinsi Bali. Peningkatan harga properti residensial tercermin dari perkembangan Indeks Harga Properti Residensial (IHPR) triwulan I 2024 tumbuh sebesar 1,48% (yoy) dibandingkan periode yang sama tahun sebelumnya.<\/p>\n\n\n\n<p>Kenaikan ini lebih tinggi dibandingkan pertumbuhan triwulan sebelumnya yang tercatat sebesar 0,43% (yoy). Peningkatan IHPR pada periode laporan terutama didorong oleh kenaikan harga di 3 (tiga) tipe properti yaitu kecil (luas bangunan \u226436 m2 ), menengah (luas bangunan antara 36 m2 sampai dengan 70 m2 ) dan besar (luas bangunan &gt; 70 m2 ) yang masing-masing meningkat sebesar 1,77% (yoy); 2,13% (yoy); dan 1,07% (yoy), atau lebih tinggi dibandingkan triwulan sebelumnya yang masing-masing meningkat sebesar 0,90% (yoy), 0,19% (yoy) dan 0,33% (yoy).<\/p>\n\n\n\n<p>Kepala Perwakilan Bank Indonesia Provinsi Bali, Erwin Soeriadimadja menyampaikan bahwa peningkatan harga properti residensial pada triwulan I 2024 diperkirakan dipengaruhi oleh kenaikan harga bahan bangunan. Selain itu, kenaikan harga properti residensial juga dipengaruhi oleh peningkatan penjualan rumah di pasar primer selama triwulan I 2024 yang masih tumbuh sebesar 14% (yoy) terutama ditopang oleh penjualan tipe rumah kecil dan besar, meskipun melambat dibandingkan triwulan sebelumnya yang tumbuh 21% (yoy).<\/p>\n\n\n\n<figure class=\"wp-block-gallery has-nested-images columns-default is-cropped wp-block-gallery-1 is-layout-flex wp-block-gallery-is-layout-flex\">\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"986\" height=\"547\" data-id=\"399\" src=\"https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2.jpg\" alt=\"\" class=\"wp-image-399\" srcset=\"https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2.jpg 986w, https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2-300x166.jpg 300w, https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2-768x426.jpg 768w, https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2-757x420.jpg 757w, https:\/\/narasibali.com\/wp-content\/uploads\/2024\/06\/Harga-Properti-Residensial-di-Bali-Melampung-BI-Bali-Sebut-Ini-Penyebabnya2-696x386.jpg 696w\" sizes=\"auto, (max-width: 986px) 100vw, 986px\" \/><\/figure>\n<\/figure>\n\n\n\n<p>Lebih lanjut, Erwin menyampaikan bahwa meskipun penjualan properti residensial terus tumbuh, namun terdapat sejumlah faktor-faktor utama yang menghambat pengembangan maupun penjualan properti residensial primer di Bali antara lain: (i) Kenaikan harga bangunan (23,62%); (ii) Masalah perizinan (14,91%); (iii) Suku bunga KPR (13,48%); dan (iv) Proporsi uang muka yang tinggi dalam pengajuan KPR (10,89%).<\/p>\n\n\n\n<p>Selain itu, SHPR juga menunjukan bahwa pembiayaan pembangunan properti residensial di Bali bersumber dari dana perbankan sebesar 45,00%; dana internal pengembang sebesar 43,75%; dan sisanya dari dana konsumen.
