Hal tersebut tercermin dari Indeks Permintaan Properti Komersial Provinsi Bali pada triwulan I 2026 yang terkontraksi sebesar -9,27% (yoy), disebabkan oleh penurunan pada segmen perkantoran sewa sebesar -14,91% (yoy), apartemen sewa sebesar -5,99%, dan hotel sebesar -15,02% (yoy). Pada segmen perkantoran sewa, permintaan menurun seiring dengan perubahan preferensi penyewa pada penggunaan ruang kerja fleksibel dengan biaya yang lebih efisien.<\/p>\n\n\n\n<p>Pada segmen apartemen sewa, penyewa cenderung memilih masa tinggal yang lebih singkat dari 6-12 bulan menjadi 1-2 bulan karena tersedianya pilihan akomodasi lain seperti vila dan resort dengan fasilitas yang beragam.<\/p>\n\n\n\n<p>Sementara itu, permintaan hotel menurun akibat ketimpangan distribusi permintaan antar pelaku usaha di tengah berkurangnya pangsa wisatawan domestik sektor pemerintahan dan wisatawan mancanegara akibat konflik geopolitik. Meski demikian, permintaan ritel sewa tumbuh 13,49% (yoy) seiring dengan masuknya gerai franchise internasional di bidang food and beverages (fnb) dan collectible and hobbies.<\/p>\n\n\n\n<p>Di sisi lain, pasokan properti komersial Bali pada triwulan I 2026 tetap solid tercermin dari Indeks Pasokan Properti Komersial triwulan I 2026 yang meningkat sebesar 4,48% (yoy).
